Sitting on the banks of the Hudson River, the two-story 19th century industrial building sat vacant for the past few decades before Mapos re-imagined it into a creative center where entrepreneurs and small businesses can grow. In an exercise of adaptive reuse, the former gasification plant was converted into studios and workspaces for a growing tech company, artists, and makers.

Mapos’ design is based on leveraging two existing conditions.

The first was to reveal and repair the vaulted spaces and historic materials. Recent alterations, materials, and equipment were removed to open the rooms for their new uses. All the masonry was re-pointed and re-built. The steel structure was reinforced to meet current codes and re-painted. A new roof, made from prefabricated insulated panels, was installed and the existing cupola re-built. Then a new steel staircase, elevator, and natural wood floors were layered in to make the building function effectively.

The second was to take advantage of the proximity to the Hudson River and the mountain views. New large glass openings on the West façade flood the studios with natural light and provide incredible views of the river and mountains. The ground floor has new overhead glass garage doors to physically connect the interior and exterior spaces. A new exterior steel fire scape was installed on the second floor.
